Looking at the early photo of the River Avon in flood (right) one can easily made out where the camera is pointed and that the photo is most likely taken from the tramway bridge looking downstream or perhaps from a boat (very unlikely because all photos of that era needed a long exposure time).

It is dated 1867. This is likely the Jubilee Theatre is long since gone and the Swan Theatre not yet built.

The extended water to the right is perhaps the canal basin. However if that is true at that date then one would expect to see warehouses around it (see: Basins).

And the buildings in the town are two and three storeys high which implies they are much further downstream -perhaps the nearest is the Arden Hotel ?

What is the building with the chimney in the centre foreground, nearest the water’s edge ?

A Theory

Could this be a view taken from Clopton Bridge looking downstream with the Tramway Bridge and most of Cox’s Yard completely submerged ?

Is the chimney that of the steam house in the middle of Cox’s Yard ?

If so then this is one almighty flood !

Who Owned & Built This House ?

Further downstream than the Holy Trinity Church, near to Lucy’s Mill, is a grand house by the river. At present it is not known who owned this ?
